Welcome to the Homes One midsummer age-reversal newsletter!

Dear friends

So nice to see the sunshine in London!

Now that I am approaching 53 a friend and health mentor of mine has been pointing me in the direction of the longevity experts. The message is to build muscle, test to detect early, eat the right things and focus on mental and emotional health.

Tennis helps with the emotional for me - I call it Gentleman’s Boxing :)

It’s good to shout and hit things!

Getting Old!

An Insider's Guide

The wider message from my gurus Peter Attia and Mark Hyman is simple though – aging happens, but HOW we age is up to us.

Can we stay healthy when we are old so that we can enjoy our lives and carry on doing the things we love?

I want to be able to pick up my grandchildren from school at the age of 85!

For me; travel, work, eating out, and socialising... and a well-placed forehand at The Holland Park Tennis Club!

I thought about how that all relates to my work of helping people find homes and settling in London.

What matters for my business health is maintaining relationships, staying well informed, resilience and never giving up – because challenges happen in every search. I need to regularly have difficult conversations with other professionals to ensure my clients get the best.

And PATIENCE!

The Market Summary

A few points for your attention

• The market is April and May has certainly been more buoyant than the start of the year.

• There is moderate activity and prices remain robust due to lack of stock.

• There is more room to negotiate than there was last year.

• There are still multiple challenges ahead inflation, war, election, so prices are repressed.

• Because of the uncertainty and the various crises in banking, property remains a safe haven.

• Certain micro markets are performing better than others. Notting Hill is one example.

Remember: buying is where you make the money on a property purchase, and it matters more than ever to be well advised.

New Pre-Market Opportunity

I have two really interesting off-plan new builds in Kensington W8 and Porchester Gardens W2, that are about to be launched and we can get early access.

What I like about these is they are in great locations you want to live in and are both period façade rather than modern towers.

These are becoming more and more rare in London.

Let me know if you want to discuss these or anything else about London property or pop in for a coffee at Pavilion.

Warmly, from a warm London,

Karim
