The Process:

Our fees are a percentage of the purchase price with an initial retainer.

01 - The Brief

We begin by arranging an in-person consultation with founder, Karim Bazzi. During this initial meeting, we will pick your brains about what you are precisely looking for so that we can really refine your search. We are realists, and honest about what we can achieve within the parameters you have set out; therefore, we will immediately outline what is attainable in this initial meeting.


02 - The Search

We leave no stone unturned. Proceeding with a proactive and extensive search of the entire market is the next step. This includes tapping into Karim’s black book and discovering off-market properties and using our due diligence to uncover those hidden and listed gems. We then preview each of the properties before bringing any to your attention, scheduling viewings, with only exceptional properties in contention. If you are an overseas buyer or unable to attend the viewings, we will send detailed video tours of each property.


03 - The Due Diligence

Once we have secured the right deal, we will move towards a purchase, but only after we have completed a thorough investigation into the property, ensuring there are no surprises during the negotiation process - our clients comes first. We then begin negotiations on your behalf; bear in mind the highest bid does not always win.


04 - The Transaction

After we have unlocked the best possible price, we do everything we can to ensure a smooth and thorough transaction takes place. Taking all the stress and strain of dealing with exchange and completion off your shoulders by liaising with other necessary third parties.


05 - The Black Book

After completion, we will continue to act as a one-stop point of contact for all the various related issues that come up when purchasing and owning a property in London. From education consultants to the best local pockets.
