A Personal Note

Dear friends,

Like many of you, I’ve been watching recent events unfold with a heavy heart.

As someone of Lebanese origin, with close ties to Beirut and many friends and clients across the Middle East, this is not something that feels distant.

I know that for some reading this, it will be deeply personal. My thoughts are with you and your families, and I hope you are safe.

At times like this, it puts into perspective what really matters: the safety of those close to us and the great privilege of global mobility.

In these times, we are reminded that home is a deeply human need.

Beyond design or location, it’s about something much more fundamental. Safety, stability, and the ability to live without uncertainty.

There is also a close link between physical security and financial confidence. When stability is questioned, markets tend to reflect that quickly.

We are already seeing signs of this in parts of the world, where sentiment shifts and property prices begin to soften as uncertainty grows.

 

The London market continues to move, though buyers are taking a more considered approach.

Budgets are lower than I typically deal with, and I’m seeing a notable increase in rental demand, with some clients choosing flexibility before committing to a purchase.

Activity at the lower end of the market has remained relatively steady, while at the upper end buyers are more selective, but still engaged.

For those with clarity, there is opportunity.

 

The Latest Development in Notting Hill

I recently visited The Newton, a new development in Notting Hill, and was very impressed.

A boutique, gated development of just nine residences, including apartments and penthouses, set on a quiet, tree-lined street.

The building retains the character of the surrounding Georgian architecture, with more contemporary interiors in a natural palette.

There are good ceiling heights, strong natural light, and a clean balance between period features and modern finishes.

It feels practical and understated, which is often what my clients are looking for.

Notting Hill itself continues to be a highly sought-after location.

There’s a strong neighbourhood feel, with Westbourne Grove at the centre for restaurants, cafés and independent shops.

Excellent schools nearby make it particularly appealing for families, while Hyde Park and Kensington Gardens provide access to green space.
